What are measurement services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, an appraiser takes measurements of the property with a measuring tool — generally a tape measure or laser measuring device. As they tour the home, they note the layout of the rooms and other features, like stairs, hallways, and pantries. They may sketch the property. Then, the appraiser develops a report and a more detailed floorplan showing the total area and the general layout of the home. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a floorplan service?

Challenging property taxes

Tax records often reflect incorrect square footage because the values can come from several sources, and occasionally go unverified — which means you may be paying for more space than you actually have! Unless a certified appraiser has recently completed an evaluation on your property (after any updating that might have affected square footage), you'll need one to perform a measurement service before contesting your taxes. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Selling a property

A measuring service can ensure that you're paid fair market value for your house. Living space is one of the most important factors potential buyers examine when purchasing a home — but since these values are often approximated rather than accurately measured, your property listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price of your property, but possibly even the amount of interested buyers. The only reliable method of using an accurate GLA when listing your home is to reference a previous appraisal or measurement service performed by an appraiser (after any remodeling that may have affected square footage).
